Who we help

Every move is different, and so is every home mover mortgage. Here's where we help most:

Moving up

More space for a growing family, a better area or a bigger garden, with the right amount of borrowing.

Downsizing

A smaller home, a smaller mortgage, or none at all, while avoiding unnecessary early repayment charges.

Second homes

A holiday home or a base closer to work or family. Lenders check you can afford both mortgages, and the 5% stamp duty surcharge applies.

New builds

Lenders often have different rules for new builds, including deposit levels and offer timings that need to match the build.

Right to Buy

Buying your council home. The rules and discounts have been changing, so we'll check exactly where you stand.

Shared ownership staircasing

Buying a bigger share of your shared ownership home, or moving to full ownership, with the right mortgage.

Porting your mortgage

Taking your current deal with you, compared against a brand new deal so you know which really costs less.

Buying before you sell

Found your next home but haven't sold yet? Short-term options like bridging can keep your move on track.

Port your mortgage or take a new home mover mortgage?

Many mortgages are portable, which means you can take your current deal with you when you move. It can help you avoid an early repayment charge, but it isn't automatic. Your lender will re-check your affordability and value the new property.

If you need to borrow more, the extra is usually a separate deal at a different rate, which can leave you with two mortgages ending at different times. If you're borrowing less, you might pay an early repayment charge on the difference. We compare porting with a brand new home mover mortgage across the market, and show you which genuinely costs less overall.

Moving with an early repayment charge

If you're still in a fixed rate, leaving early can be expensive. We check your exact charge, your overpayment allowance and your porting options before you commit to a new home mover mortgage, so there are no surprises on completion day.

Stamp duty for home movers

In England, home movers pay 0% up to £125,000, 2% on £125,001 to £250,000, 5% on £250,001 to £925,000, 10% on £925,001 to £1.5 million and 12% above that. If you keep your current home, or you're buying a second home, the 5% surcharge for additional properties is added on top, which can change the whole decision. We build these costs into your home mover mortgage plan from day one.

KLIENTO ISTORIJA

Sometimes the best advice is "don't"

Our client was moving home and planned to keep his current property as a let to buy. On paper, it looked like a smart move.

We sat down and compared the real costs side by side, including the stamp duty surcharge for buying an additional property. Once he saw the full picture, keeping it simply wasn't worth it. He sold, moved with a straightforward home mover mortgage, and avoided a large tax bill he hadn't planned for.

If your mortgage is portable, usually yes, but your lender will reassess your affordability and value the new home. It's worth comparing porting with a new home mover mortgage before you decide.

Will I pay an early repayment charge if I move?

Possibly, if you leave your deal early and don't port it, or if you borrow less than before. We check your charge and overpayment allowance first.

Can I get a mortgage for a second home?

Yes. Lenders will check you can afford both mortgages alongside your other outgoings, and you'll usually need a bigger deposit than for your main home. The 5% stamp duty surcharge for additional properties also applies.

Should I sell my current home or keep it as a rental?

It depends on the full costs, including the 5% stamp duty surcharge on your new purchase if you keep it. Read about let to buy mortgages, then let us compare both options for you.
