A DIFFERENT PERSPECTIVE
Expat mortgages
Buying or remortgaging in the UK while living abroad looks different from where you’re standing: foreign income, different currencies, fewer lenders. We see it from your perspective, and we know which lenders do too.

Who we help
Every expat mortgage starts with the same question: which lenders will look at your situation properly? We help with:
Buying a UK home from abroad
A home to return to one day, or a base for family in the UK, bought while you live and work overseas.
Buying a UK buy to let from abroad
Investing in UK property while living overseas, in your own name or through a limited company.
Expat remortgages
Your deal is ending and you now live abroad. Many high street lenders won't offer a new deal, but specialist lenders can.
Moved abroad? Check your mortgage
If you've moved overseas since taking your mortgage, it may no longer fit your situation. We'll make sure you're with the right lender and product.
How an expat mortgage is different
✓ Fewer lenders: many high street banks don't lend to people living abroad, and some have recently pulled back from applicants living in the EU
✓ Bigger deposits: usually at least 25%, and sometimes more depending on where you live and your UK credit history
✓ Foreign income: lenders often reduce the value of income paid in another currency, by more or less depending on the currency
✓ UK footprint: a UK bank account, address history and credit file all help
Stamp duty and tax for expats
If you're not a UK resident, you'll usually pay an extra 2% stamp duty surcharge on UK property, plus the 5% surcharge if it's an additional property. If you let it out, the Non-Resident Landlord Scheme may mean tax is deducted from your rent unless HMRC approves otherwise. We're mortgage advisers, not tax advisers, so speak to a tax specialist alongside your expat mortgage.
CLIENT STORY
Her life had moved abroad, but her mortgage hadn't
Our client had moved overseas some time ago, but her UK mortgage was still set up for someone living in the UK. She didn't realise it no longer matched her situation, or that not every lender allows it.
When her deal came up for renewal, we found a lender that accepts borrowers living abroad, with the right product for her circumstances. She now has an expat mortgage that genuinely fits her life, and real peace of mind.
Every case is different. All mortgages are subject to lender criteria, affordability and valuation.
What you'll need for an expat mortgage
✓ Passport and proof of your overseas address
✓ Payslips and employment contract, or accounts if self-employed
✓ Recent bank statements showing your income
✓ Proof of your deposit and where it came from
✓ Your current mortgage statement, if remortgaging
Expat mortgage FAQs
Can I get a UK mortgage while living abroad?
Yes. Specialist lenders offer expat mortgages for buying a UK home or buy to let while you live overseas. The choice is smaller than for UK residents, so knowing where to go matters.
How much deposit do I need for an expat mortgage?
Usually at least 25%, and sometimes more depending on the country you live in, your income and your UK credit history.
Can I remortgage my UK home after moving abroad?
Often, yes, but not every lender allows it. If you've moved overseas, tell your lender and check your mortgage still fits. We'll find a lender and product that suits borrowers living abroad.
Will lenders accept income paid in euros or another currency?
Many will, though most reduce the amount they count to allow for currency movements. Major currencies are treated more favourably than others.
Do expats pay extra stamp duty?
Usually, yes. Non-UK residents pay an extra 2% on top of standard rates, plus the 5% additional property surcharge if it applies.
Planning to rent it out? See our buy to let mortgages and let to buy and consent to let pages. Official guidance: GOV.UK on stamp duty for non-UK residents and tax on rent for landlords abroad.
Your home may be repossessed if you do not keep up repayments on your mortgage.
