Who we help with a property investor mortgage
Every property investor mortgage is different. We arrange finance for:
Foreign investors
Living overseas and investing in UK property, in your own name or through a UK limited company.
Portfolio landlords
Four or more mortgaged rentals, including refinancing several properties together on one application.
HMOs and multi-unit blocks
Houses in multiple occupation and freehold blocks of flats, which need lenders that understand them.
Commercial and semi-commercial
Shops, offices and mixed-use buildings, such as a shop or off-licence with a flat above.
Holiday lets
Short-term and holiday rentals, assessed by lenders on expected holiday income.
Refurbishment and development
Light and heavy refurbishment, conversions and ground-up projects, often using bridging, then refinancing onto a property investor mortgage.
Portfolio landlords: why it’s different
Once you have four or more mortgaged buy to lets, lenders look at your whole portfolio, not just the property you’re buying or refinancing. They’ll want a schedule of every property, its rent and mortgage, and often a business plan. Getting this right first time makes every future property investor mortgage easier.
Personal name, limited company or SPV?
Many investors buy through a special purpose vehicle (SPV), a limited company set up just to hold property, which opens up the widest choice of lenders. We’ll help you understand how lenders view each structure for your property investor mortgage. Speak to an accountant about the tax side before you decide.
How we help
We look at your whole strategy, not just one deal: how you’ll buy, refinance, grow and protect your portfolio. As NACFB Assured brokers, we work with specialist, commercial and buy to let lenders every day, so your property investor mortgage is placed with a lender that understands it first time.

PORTFOLIO LANDLORD
5 properties, 1 application
A landlord with 20 properties had 5 deals ending at once and was dreading the paperwork and legal work. We arranged a multi-property mortgage: one application, one assessment, one rate and one monthly payment for all five.
MULTI-UNIT FREEHOLD BLOCK
Offer in 10 days after other declines
Our client came to us after several declines through another broker on a freehold block of flats. We went straight to the right lender and had a mortgage offer in just 10 days.
SEMI-COMMERCIAL
An off-licence with a flat above
Mixed-use buildings, like a shop downstairs and a flat upstairs, rule out most standard lenders. There are options for these properties, and we know where to find them.
FOREIGN INVESTOR
Investing in the UK from Europe
Our client lived in Europe and wanted to invest in UK property with a 25% deposit. We found a lender that accepts overseas investors and arranged the purchase from start to finish.
Every case is different. All finance is subject to lender criteria, rental assessment and valuation.
Property investor mortgage FAQs
Can I refinance several properties at once?
Yes. Some lenders offer multi-property or portfolio mortgages, so several properties can sit on one application, one rate and one monthly payment. It can save a lot of time and legal work.
Can a foreign national get a property investor mortgage?
Yes. Specialist lenders accept overseas investors, usually with a deposit of at least 25%. Non-UK residents pay an extra 2% stamp duty on top of the 5% additional property surcharge. See our expat mortgages page too.
Can I get a mortgage on a shop with a flat above?
Yes. Semi-commercial properties need specialist lenders, but there are good options depending on the business, the lease and the split between commercial and residential space.
Do holiday lets still get special tax treatment?
No. The furnished holiday lettings tax regime ended in April 2025, so holiday lets are now taxed like other rental property. Speak to your accountant about what this means for you.
I’ve been declined for a property investor mortgage elsewhere. Can you still help?
Often, yes. Many of our investor cases come to us after a decline. Complex cases usually just need the right lender and the right presentation.

Most buy to let and commercial mortgages are not regulated by the Financial Conduct Authority.
